More importantly, however, the city has seen inventory levels grow significantly, finally easing the availability crisis the rest of the country is still dealing with. According to The Greater Baton Rouge Association of Realtors, real estate in Baton Rouge is currently in favor of buyers. Most notably, months of supply increased 17.5% as recently as September, and now sits at approximately 4.7 months, which is just shy of the six months we associate with a balanced market. The number of available homes has resulted in a subsequent increase in the amount of time homes are spending on the market, which is up 14.5% to 63 days. According to Zillow, median home values in the Baton Rouge real estate market have been on the upswing since 2012. As recently as July of 2012, for that matter, median home values rested somewhere in the neighborhood of $138,000. Fast forward to 2018, and the Baton Rouge real estate market boasts a vastly improved median home value of $165,900. In the last year alone, real estate in Baton Rouge appreciated at a faster rate than the national average, 8.4% and 7.6% respectively. Perhaps even more importantly, are forecasts suggesting prices will continue to increase in the area, albeit at a slower pace. Over the next year, home values are expected to increase an additional 3.0%, which is actually well behind the 6.4% forecasted for the national average. The slowdown in appreciation may be attributed to growing inventory levels. As of September, inventory levels increased 11.8%, topping out at 4,227 units, which—again—bodes well for buyers.

Per the most recent data released by RealtyTrac, the Baton Rouge real estate market has roughly 380 homes that have been deemed either in default, auction or bank owned. In other words, there are nearly 400 homes that are either at risk of foreclosure or that have already entered into the foreclosure process.
