Sand and refinish existing engineered hard wood floor. Install new baseboard throughout. Install new ceiling fan with light. Sweep and inspect fire place (make sure everything is to code). Clean existing brick around fire place as it is in good shape. Clean and service existing windows. Paint per color scheme.
