This once small, dark, uninviting, fixer upper was brought to us by my realtor friend. We were so afraid of being in over our heads, but we ran our numbers, did our research, and knew it was in a desirable area of Wrigley.rnrnTo give the home an open concept design, a new kitchen layout for more storage and functionality, closets rebuilt with extra storage, new paint, lighting and flooring the initial rehab cost was estimated at $46K. rnrnThis house has the largest front yard on the block, but no curb appeal. We ended up spending an additional $10K to add brand new sod, gravel landscaping, and mulch to the entire front and backyard, along with a new concrete step walkway. rnrnIt was well worth the investment; the new landscaping literally brought the house back to life. rnThe neighbors were so grateful. I even had one say, “Wow. Now, that’s a grand entrance”. rnrnThe neighbors are excited about their home values increasing, and we made a decent net profit. The buyers even wrote us a nice letter with their offer expressing their excitement of being the new owners of this beautifully remodeled home; it was humbling. rnrn We are super proud of ourselves for successfully completing our first rehab together....and we’re still married!!!
