I was referred this deal by a Real Estate Agent from Orange County CA, licensed in CA & AZ who had just sold another one of our properties. rnrnShe had an out of state seller who wanted to get rid of a house in Tucson. The seller did not want to do any repairs or deal with the house in any way. 'Perfect', I said. I pulled comparable sales in the area and google mapped the house to see the surrounding properties. I live in Phoenix and am familiar with this part of Tucson but needed to verify we had a viable deal. rnrnI wrote a contract subject to the seller's mortgage, with no earnest deposit and just high enough above the seller's mortgage balance to get them some cash. Boom! It was executed right away. I then proceeded to advertise the house heavily around Dec 6th via my website, Facebook, LinkedIn, Craigslist, Real flow, www.reiauction.com and my buyer's list. rnrnWe ended up getting a buyer from www.reiauction.com which is a website owned by a local Phoenix real estate investor that I have known for 20 years. www.reiauction.com does not charge the seller, only the buyer. rnrnThe beauty of the deal is that I never put any money into it, nor did I ever take the title. I assigned the contract to the new buyer closed in a couple of days. It worked out great and we netted $12,000.rn
