This deal was found during our immersion weekend with Rick Howell in Manchester, NH. It just so happened that one of the houses we viewed on our rehab practice was an available HUD home. We put in our offer for practice thinking that it would not get accepted, but it did. This house was a complete interior rebuild. It had mold along with the other issues that go with a home sitting vacant for 3 years so everything was replaced: electrical system (fusebox), plumbing switched to PEX, new main drain stack, sheetrock, insulation (both wall and ceiling) new flooring, kitchen, bathroom, closets were there were none, flooring, paint, trim, etc. This home was sold just prior to completing the project with the help of a neighbor and it sold for a record-high $285 per square foot when the average home in that area was selling for $254 per square foot.
