The landscape of E. Ida Street in Southeast Seminole Heights has a fresh look now that we have rehabbed two properties on this block. We placed an offer on this property back in April 2018 as we were renovating another property on E. Ida Street. At the time, the owners were tired of being landlords and placed the property on the market. They declined our offer and we moved on never to look back at Ida Street again. Fast forward to May 2019 the property is still on the market & is presented to us by a realtor. We purchased the 1200 sq. foot 3/2 bungalow on June 14th, started renovations a week later and the home went on the market Aug 18th. After one open house, the following Sunday, we were under contract in 4 days at $225K. The bungalow was built in 2002 so we simply made some cosmetic improvements, extended the counter space, added pavers around the porch and a new roof at $55K in repairs. We used hard money to fund the deal. We met our lender at Ignite 2018 and a family member-funded a portion of the gap and the rest came from our personal funds. Aggressive marketing, world-class staging and being priced right sealed this deal so fast.
